Home Style and Details- Townhouse Condominium with 2 bedrooms and 1.5 baths.

Water Supply- City Water

Sewer- City Sewer

Foundation- 10 Inch poured concrete water sealed below grade and rated at 3000 PSI.

Frame and Insulation- 2x4 exterior wall sheathed with OSB plywood. Walls insulated with 3.5 inch fiberglass (R13). Basement ceilings insulated with 6 inch fiberglass (R19). Attic insulation is blown in (R30). Sills constructed of pressure treated lumber. All other frame elements to meet or exceed state building codes.

Siding- vinyl siding

Shutters- Vinyl, builders color choice.

Windows- Vinyl thermo pane low E Energy Star rated double hung windows with tilt in mechanism; supplied with screens.

Roof- 30 year architectural asphalt roof shingles.

Interior Woodwork- 3.5 inch colonial baseboard with 2.5 inch colonial window and door trim. All interior doors are 6 panel hollow core masonite. All exterior doors are insulated steel. All woodwork and trim will be painted semi-gloss white. All door hardware to be satin nickel.

Smoke Detectors- per town requirements will be installed by builder.

Flooring- Ceramic Tile flooring from builders selection to be installed in kitchen and both baths. Carpet allowance is $16.00 per square yard allowance including installation through Builder's supplier; Remco Flooring of Chelmsford.

Appliances- Builder will install a standard range, over the range microwave, and standard dishwasher at no charge. Standard appliances stainless steel Frigidaire or equivalent.

Lighting- Builders choice of fixtures. The standard electrical plan includes overhead lights or fans in the bedrooms or living rooms. Fan lights will be installed at an extra charge to be quoted upon request. Fan/light is included in end unit master bedroom.

Cabinets- Builder's selection of Armstrong cabinets. Standard kitchen countertops are granite from builders selction

Plumbing- Design built in compliance with state and local building codes. All fixtures are American Standard or equivalent in white or off-white. All faucets are Delta or equivalent. Hot water to be supplied with a 40 gallon gas hot water heater.

Electrical- design built to comply with all local and state building codes. 100 Amp Circuit Breaker Service.

Heating/Cooling- Heating supplied by a forced hot air system, Goodman 96% efficiency, fired by natural gas. The standard system includes Central Air Conditioning.

Walls and Ceilings- Skim coat plaster finished with builder's choice of Benjamin Moore flat latex paint. Additional paint colors or textures are optional and will be quoted upon request. Ceilings and closet walls are unpainted plaster finished in swirled texture. Because of the nature of plaster, there may be some color variations in plaster ceilings. Ceilings can be painted at additional cost if requested prior to the installation of finish flooring.

Cable and Phone Outlets- installed per plan; both Comcast high speed broadband and Verizon FIOS are available to homeowners.

Bath Accessories- Soap Dishes, towel racks, medicine cabinets, mirrors etc. will not be supplied or installed by the builder.

Landscape- Will be completed per the landscape plan approved by the Town of Tyngsboro

Driveway- Will be paved with hot top.

Extra Items- Any items not included in this agreement and requested after the signing of the Purchase and Sale agreement must be paid for in full at the time of order and are non-refundable.

The following extra items are included as part of the standard specifications for Phase 1 at no additional cost:
